Exterior Envelope Restoration Services
Quadrangle Tower is of conventional construction consisting of steel framing with granite cladding. Windows are typically bronze anodized aluminum framed units with 1 inch (2.54 cm) insulated glass, typically installed in punched openings. ECI was commissioned to provide specifications to repair all loose and defective sealant, repair miscellaneous cracks in the granite panels and restore/seal anodized aluminum window components throughout the facility. All aluminum was thoroughly cleaned per the specifications in preparation for aluminum window coating and final overall cleaning.
Evaluation: Performed an evaluation of the exterior envelope to determine the extent of construction deficiencies and the causes of water infiltration. Provided a summary report of the existing conditions and a cost analysis for sealant, granite and window repairs,. This included plans, photographs, and an estimated completion schedule.
Construction Documents: Designed innovative roof recovery system and exterior wall cladding refurbishment and repairs. Construction Documents included specifications, AIA contract documents, construction drawings, and installation details for all associated facility repairs.
Construction Administration: Administered all aspects of the construction project including: conducted pre-bid meeting, reviewed contractor submittals and pay application requests, reviewed proposed change orders, and approved all final construction close out documents.
Quality Assurance Observation: Provided part-time quality assurance observation including site visit reports, work progress documentation and in-place construction photo documentation for the project duration.
